Roles & Responsibilities
Our trained technician shall be stationed at the site from 08.30 AM to 08.00 PM. He shall be made available to attend to any Plumbing problems that exist in the general areas of the building.
- Daily inspection shall be made for leaks at the overhead tank.
- All risers on the supply and delivery side shall be checked for leaks.
- Operation of all valves shall be checked so that they are not rusted and jammed.
- Bore well water shall be checked and sent for analysis periodically. (if required)
- Switching on/off borewells and various other equipments as decided by RGAOA
- Ensure that suitable amount of water is stored in sump and overheads tanks, at all times
- All G. I. pipelines shall be checked for rusting and necessary remedial action shall be taken.
- Maintaining the quality and quantity of outlet water as recommended by RGAOA.

Daily Activities:
- Regular inspection of the general areas of the building shall be carried out. Fused bulbs or fluorescent tubes, etc. shall be replaced or attended to immediately.
- All ELCB’s shall be checked for proper fault tripping action.
- Any broken or damaged equipment such as domes, lights, etc., shall be reported immediately to the concerned authorities and shall be replaced or attended to at the earliest.
- General preventive maintenance works throughout the general areas of the building shall be carried out.
Weekly Activities:
- The interior of the main panel shall be thoroughly cleaned after checking for loose connections or faults that may occur.
- All existing earthing stations shall be checked once a week and suitable saline liquid shall be poured to maintain earth resistivity.
- Electrical equipment in the lift machine room shall be inspected and suitable operations shall be carried out.
- Maintaining the Solar and other electrical equipments and ensure preventive maintenance (e.g. adding distilled water to battery set).
Other General Activities:
- All light fixtures within the building, common area and in the landscaped areas shall be periodically cleaned.
- Danger signs and suitable charts for the safety of personnel using the building shall be displayed.
- Regular record of consumption of electrical energy in all common area and individual apartment shall be maintained in log book.
- Periodic earth conditioning.
- Electrician shall also operate STP during night shift.
